How it works for owners
Three steps, and you can stop at any of them.
Tell us about the home
Enter the monthly rent and pick what you want off your plate. The plan builder prices it on the spot, with no email required to look.
Get a proposal
Send us your estimate and the property address. A real person in Denver reviews it, walks the home with you if you'd like, and confirms the price in writing.
We get to work
Sign the agreement online and your owner portal goes live: statements, documents, maintenance and approvals in one place.
Four places to start
Each plan is a bundle, not a box. Add any service to any plan, and only pay for what isn't already included.

What owners and residents say
Sample content. These are placeholder quotes that show the layout. We'll replace them with real reviews, with permission, once they're in.
“I live in Fort Collins and only needed someone for the emergencies. They handle the 2 a.m. calls; I handle everything else.”
Sample owner, On-Call plan
“They found a great tenant for our Lakewood bungalow, then got out of the way. Exactly what we asked for.”
Sample owner, Lease-Up plan
“I put in a request for a leaky faucet on Sunday night and had a time slot by Monday morning.”
Sample resident, Aurora

Questions owners and renters ask
What does “à la carte” actually mean?
You choose how much we do. Some owners only call us when the furnace quits; others hand us the keys and never think about the house again. Pick a plan as a starting point, add individual services on top, and change it as your situation changes.
Is there a long-term contract?
On-Call has no ongoing agreement: each job is its own work order. Plans with monthly management use a written management agreement, and we walk you through its term and how to end it before you sign anything.
Can I switch plans later?
Yes. Plenty of owners start with Lease-Up, self-manage for a while, then move up to full management (or the other way around). Tell us and we will update your agreement for the next month.
How do I get paid?
If we collect rent for you, rent goes into a Colorado trust account and we pay you out by direct deposit with a monthly statement in your owner portal.
Do you approve repairs without asking me?
Only emergencies — a burst pipe in January can’t wait. Everything else above the spending limit you set comes to you for approval first, with the estimate attached.
I’m looking to rent. How do I apply?
Find a home on our rentals page, read its screening criteria, then select “Apply now”. You can apply from your phone and save your progress as you go.
